Go talk to a real estate agent about the local market. You don't have to buy a foreclosure or fixer-upper. While you're renting, save. Find out about how big a mortgage you'd qualify for and roughly what your payment would be. If that's an amount you're comfortable with budget-wise, fine. If not, lower it to one that you are and then see what kind of house that can get you and where. Keep saving in the meantime. The bigger the down payment you make, the beter. With 20 percent down, you shouldn't have to get mortgage insurance (which is a waste of your money). Check into local credit unions you can join. I got my mortgage through mine and didn't even have to do an escrow for taxes and homeowners insurance (a nice surprise that I doubt is possible anymore). All this assumes that your career outlook is good and you like the idea of staying in the area there.
